How RentMachine stays free

The catch

One sponsor link. It sits at the top of the site and your admin screens, marked as a sponsor. Some partner offers use affiliate links, so RentMachine may earn a commission if you use one. You never have to, and none of the free tools depend on it.

If you join in the first 100

Landlords who sign up in the first 100 keep the software free for as long as they use it. When all 100 spots are taken, we will say so on this page.

What costs extra, and how much

• Phone number: $3 a month, plus $0.30 a minute for AI answering or $0.05 a minute for forwarded calls.
• AI: connect your own ChatGPT or Claude and we add no AI charge. Our built-in AI costs $0.02 per action.
• Applicant screening reports and payment provider fees are paid to those companies, not to RentMachine.
• Extras run on prepaid credit ($5 minimum) and only when you turn them on.

Your data is yours

Reports such as your rent roll export to CSV and PDF any time.

A clear relationship

RentMachine is owned by Elevenx2 LLC. Better Offers Inc is a mortgage brokerage and an affiliate partner of RentMachine. Better Offers does not own RentMachine.

Financing services are for US properties, subject to licensing, location, and eligibility. Seeing a placement does not mean you qualify for a loan.

An offer is your choice

Viewing or clicking the partner strip does not submit a financing lead or send your RentMachine profile to Better Offers. If you choose to request a financing review, the request has its own disclosure and consent step. You can dismiss the strip inside the app for your current browser session.
